Summary: Extension, alteration and refurbishment works to a Grade C listed city centre office building.
Description of Works: Refurbishment and extension of a Category C listed partially occupied head office building in Edinburgh’s Old Town, including alterations to the roof space to provide additional office accommodation and accessibility improvements throughout the building.
Works included:
- Downtakings/strip-out including demolition of a 1970s extension
- Asbestos removal
- Temporary props/support to adjacent buildings
- Underpinning and construction of a 3-storey steel-frame extension with blockwork walls to provide a lift shaft
- Roofing and roof repairs including slate, lead flashings, valley gutters, rainwater pipes and rooflights
- External wall finishes including render, engineering brick and slate cladding
- New timber sash and case windows
- External doors including glazed timber and glazed patio door
- Blockwork and plasterboard partition walls
- Strip lath and plaster walls, repair and insulate, plaster finish
- Wall linings including insulation and plaster/plasterboard finish
- New and refurbished internal doors including fire doors
- Floor finishes include carpet, engineered wood, vinyl and tiled
- New ceilings including plasterboard, linings and skim finishes including cornicing and coving
- Mechanical and electrical installations including heating, ventilation, power, lighting, pv panels and alarm systems
- Platform lift
- Painterwork
- Furniture and fittings including kitchen, tea prep, toilet and shower facilities and book cases
- External works include alterations to steps and ramped access and repairs and repointing to the garden and stone perimeter walls
