Summary: Extension, alterations and fit-out works to part of a Grade B listed university facility to provide office accommodation

Description of Works: Extension, alterations and office fit-out works to an existing disused Boiler House within an operational Category B listed university facility to form accommodation for the Social Responsibility and Sustainability Department.

Works included:

• strip out and removal of existing floor, wall and ceiling finishes as well as downtaking of existing structural walls, staircases and localised areas of upper floors.
• structural works including the formation of new openings through load bearing walls with new lintels and steel beams and the creation of a new opening in the existing upper floor to accommodate a new staircase
• roof works including the removal of pitched roof coverings to inspect the existing roof, the renewal of slates as required/leadwork and the replacement of an existing cupola and creation of two new velux windows
• existing windows were upgraded
• internal partitions and doors
• suspended and plasterboard ceilings
• raised access floors
• floor finishes including carpet and vinyl
• paint finish throughout
• fixtures and fittings including fixed furniture, shelving, signage and kitchen facilities
• mechanical installations including the installation of disposal systems, hot and cold water, LTHW heating systems, comfort cooling and ventilation including integration to the University BMS system
• electrical installations comprising mains and distribution, small power, fire alarm, general and emergency lighting, door access, telephone and data installations and containment.
• a new platform lift was installed.
