Description of Works: Internal upgrade and the creation of disabled access to a traditional primary school building including reconfiguration of the building layout.

Works included:

  • Downtakings and strip-out including asbestos removal
  • Structural alterations
  • Roof repairs to slate and felt roofs
  • Window sill replacement
  • Partition walls/linings
  • Internal doors and doorsets
  • Mechanical and electrical works including major alterations to water services including upgrading of pumps and installation of a new Calorifier, new main electrical distribution board and re-wiring, platform and stair lift installation, replacement heating, ventilation, power and lighting, fire and security systems and data installations.
  • Flooring including carpet, vinyl and specialist vinyl sports floor in the games hall
  • Suspended and plasterboard ceilings
  • Plasterwork and painterwork
  • Fit-out works including fitted furniture, work surfaces with sinks and toilet facilities
  • External works included the construction of an access ramp to the main entrance and new stairs and paths to existing exits.

Added Value

  • An additional asbestos survey identified further asbestos to be removed at week 2 and delayed works by approximately 3 weeks.  Through reprogramming and sequencing of subsequent activities the delay was restricted to a period of 2 weeks.
  • As works commenced on site, some parents raised concerns over asbestos removal and vehicle movements.  A joint meeting was held with the Client, Maxi and parent representatives which clarified that the works were being completed in the agreed manner with all necessary control measures in place.

Community Benefits

  • Following a safety talk to school pupils a poster design competition was held with the top 3 designs selected via votes from Maxi Construction employees.  The prize winners were presented with certificates, gift vouchers and enlarged reprints of their posters.
  • Sub-contractors were included in training courses and events.

This important and challenging project

“This important and challenging project has been completed quietly, efficiently and professionally without any fuss."

Well done

“Well done in completing the first phase of the works, on programme and with zero snagging. The client is delighted with the end product which has exceeded their expectations.”

The building is impressive

"I would like to pass on the thanks of the whole school to everyone involved in what was a well-managed, well communicated and safely delivered project.”

The handover of Phase 2

“The handover of Phase 2 a day early has assisted the client to better manage their move management on two projects which occur over the same weekend, an effort which is greatly appreciated.”
