Summary: 280m² extension and alterations to changing pavilion
Description of Works: The construction of a 280m2 extension and alterations to a pavilion to provide additional and upgraded changing accommodation.

substructure including concrete floor slab
metal profiled roof cladding
metal and timber doors
blockwork partition walls
internal doors and frames
contractor designed mechanical and electrical works including heating, ventilation, power, lighting and alarm systems
wall finishes including ceramic tiling
floor finishes including vinyl and ceramic tiling
fixtures and fittings including toilet and shower facilities
external works included drainage alterations and hard and soft landscaping
The tender was issued as a Minor Works Contract but with a Schedule to be priced; during our estimating process we identified a number of key items not included within the schedule of works. We prepared an addendum schedule detailing what we believed needed to be priced so that the Project Cost Plan could be updated by the Design Team.
In consultation with our Services Contractor we undertook reviews of the design and Client requirements to identify specification changes or alternative design solutions which would provide a suitable performance requirement at a lower cost. Some of the options were accepted and generated savings.
As the project was an extension to an existing building we assisted in providing further information in relation to the specification of existing external walls and roof construction to allow final design and specification to be concluded.
