Linlithgow Partnership Centre

Location: Linlithgow

Summary: Refurbishment and fit-out of a Grade B listed building to provide a hub for local community services.

Description of Works: The works comprised internal alterations, refurbishment and fit-out of the 2 and 3-storey Grade B listed County Buildings to provide a hub for local community services including a library, Customer Information Services (CIS), registrar, Police Scotland and local authority office accommodation.

Works included:

  • downtakings
  • structural alterations
  • masonry works
  • installation and refurbishment of existing door
  • refurbishment of existing sash and case windows
  • refurbishment of existing carvings
  • partition walls
  • mechanical and electrical works including Building Management System, new sanitaryware, replacement heating, power and lighting including lighting control, security systems (intruder, CCTV and access control), data installations, toilet facility for disabled persons
  • flooring including timber, carpet tiles and vinyl
  • ceiling works including new plasterboard and suspended ceilings, cornicing, plaster and decorative mouldings
  • wall finishes including wall tiling using salvaged Vitrolite tiles, glass tiles and ceramic tiles, plasterwork repairs and decoration works
  • fit-out works including new bespoke reception desks and alterations and repairs to existing desks, kitchen and toilet facilities
  • installation of new external escape stairs
  • installation of a new lift including the lift shaft
  • roof and lighting protection repair works
  • installation of new glass balustrades and alteration to existing balustrades
  • installation of new walnut timber panelling and doors to match existing within the Dalyell Suite to satisfy Historic Scotland and local authority planning requirements

Added Value:

  • At tender stage we proposed an alternative glass balustrading system as it became apparent that the fixing detail for the designed system could be insufficient. The alternative system provided cost savings
  • Careful removal of bespoke joinery finishes for reinstatement provided cost savings and retained existing features
