Description of Works: Phased alteration, refurbishment and fit-out works to 5 levels of a partially-occupied city centre Grade A listed building to provide upgraded office accommodation.

Works included:

  • Downtakings and strip-out works
  • Slate roof repairs and re-slating
  • Installation of rooflights
  • Structural alterations
  • Insulation to loft and walls
  • Internal walls and partitions including acoustic partitions
  • Wall and ceiling linings
  • Hardwood skirtings and cornice
  • Plaster repairs
  • Glazed timber screens
  • Floor finishes including carpet tiles, vinyl tiles and vinyl
  • Wall and ceiling finishes including suspended ceilings
  • Painterwork
  • Mechanical and electrical installations including LTWH heating, power, lighting, data, security systems, ventilation
  • Fixtures and fittings including kitchen, staff tea points, Ramsey ladder and shelving

Added Value

Access to the works was via a first and second floor window at the rear of the building, from an external scaffold access stair. 150 tonnes of demolition and downtaking material was removed from the building by hand through this access.
